Allen Richards' Blog: There’s Action at 808 Wells in River North

It’s only the makings of a sales office, but the structural work happening on the lot at 808 North Wells Street in River North is a definite sign 808 Wells is more than just a figment of someone’s imagination.

River North Spy Liz sent us the above photo, showing the one-story temporary sales center Smithfield Properties is setting up in anticipation of the 24-story Berkelhamer Architects design they’re erecting in the neighborhood.

Depending on whom you speak with, 808 Wells will mean 45 to 50 new condominiums for River North. The marketing team at @Properties tells us units will range in size from 1,551 to 4,451 square feet, though if you’re willing to swing for the $4.285 million starting price, you could score one of the 4,760-to-5,003-square-foot penthouse units.

Condos will be available in one- and two-floor plans, with two- to four-bedroom units, some of which will have large private terraces. Amenities will include individual wine storage, general storage areas, bicycle storage (that’s a lot of storage), a sun deck, fitness center, and dog run. Smithfield intends to have 808 move-in ready in 2017.

Smithfield is busy in this neighborhood. They just opened Eight O Five at Chicago and LaSalle in 2015. And just a couple blocks away, they’re working on 400 West Huron, where they’re the general contractor as well as the developer. Expect the same dual functions from them at 808 Wells.
