Chicago’s Near North Neighborhood is about to get another high-rise residential building. Work will begin soon on Renelle on the River, the Belgravia Group project we’ve been following for you since 2013, back when the proposal for this space was a hotel.

Today it is a condo building perched atop a parking garage featuring just 45 residences across its 16 floors. Why just 45? Well, they’re huge. All three and four-bedroom units, ranging from 2,249 to 3,434 square feet. Imagine the ultralux megapads that will form a decade from now when the condo owners start combining.

The bKL-designed building will sit in what is currently the plaza in front of the River Plaza Condominiums. That means the plaza has to go, which explains the demolition permit issued recently:

403 N. Wabash Ave.
Permit issued for renovation/alteration
DEMOLITION ONLY: NON-STRUCTURAL DEMOLITION OF AN EXISTING PLAZA ABOVE A 4 LEVEL PARKING GARAGE INCLUDING REMOVAL OF PLANTERS, PAVING AND SITE ELEMENTS FOR FUTURE CONSTRUCTION

The northern two-thirds of the eastern facade is angled inward slightly to provide views of the Chicago River between River Plaza and the Trump International Hotel and Tower. With a maximum of three residences per floor, everyone gets a slice of the view. And if that’s not enough, there’s a full amenity floor with plenty of outside rooftop space.
