The ultra-luxe condominium building going up at 9 West Walton Street in Chicago’s Gold Coast will be able to continue going up, a little farther than originally planned.
Back in June, we were the first to tell you that No. 9 Walton developer JDL Development petitioned the city for permission to add another two stories on to the already-under-construction skyscraper. The result will be a 37-story building 456 feet tall, up from the 35 stories and 430 feet that the City approved 15 months earlier.
JDL submitted the revised paperwork for the Hartshorne Plunkard Architecture-designed building after the city introduced the Neighborhood Opportunity Bonus, which gives the developer a way to get another 0.29 F.A.R. out of the city. That may not sound like much, but it’s good for another five condo units. Using our wild-ass guess of a million dollars a unit, and you can see why it’s worth paying the lawyers to submit revised paperwork.
Technically, this is the second height change for the building, because technically it was originally approved back in 2006 as part of Planned Development #1043, which means technically No. 9 Walton is technically Walton On The Park Tower 2. But we’re not the kind of people to get hung up on technicalities.
