It’s not unheard of for the developer of a Chicago skyscraper to ask the city for permission to build a little taller after the plans have already been filed and approved. It is unusual, however, for a developer to ask for more height after the building is already substantially under construction.
That’s what’s happening over at No. 9 Walton, where JDL Development wants to add an additional two stories to its 35-story residential tower going up at 9 West Walton Street.
The new plan for the Hartshorne Plunkard Architecture-designed tower is to have it climb to 37 stories, and 456-feet tall. That’s an increase from the 430 feet that the city approved March 13, 2015; which was an increase from the 410 feet that the city approved December 17, 2014. The new proposed design calls for 71 residences in the building, up from 67, but no change in the number of parking spaces. That remains 74.
JDL wants to use the new changes in the city’s Neighborhood Opportunity Bonus ordinance approved by the city council last month to get the extra 0.29 F.A.R. it needs for the height. Technically, it seems to fall within the parameters of Planned Development 1043, but the final decision will still have to be made by the Chicago Plan Commission.
