TOD Taking Shape at Clark and Belmont

It must be the week to feature new developments taking over doughnut spaces. Wednesday, we updated you on the transition from demolition to construction site at 215 West Lake Street, where Dunkin Donuts once stood. Today, we bring you up to speed on progress at another former Dunkin site, this one at the corner of Belmont Avenue and Clark Street in Lake View.

3200 North Clark is a Transit Oriented Development under construction at (surprise, surprise) 3200 North Clark Street. The developer, BlitzLake Partners on West Erie Street, purchased the property back in 2013. The Chicago Plan Commission granted approval for the new development way back in May of 2014, but it’s taken some time to come to fruition. Design firm Hirsch Associates Architecture worked for over a year to formulate a plan that worked for 44th Ward Alderman Tom Tunney, as well as neighborhood community groups.

What everyone agreed on is an eight-story mixed-use project, anchored by a Target Express store as part of the 29,000 square feet of retail space on the first two floors. If the construction permit issued by the City of Chicago back in August of 2015 is to be believed, 3200 North Clark looks like the ultimate mixed use: along with 90 dwelling units, there might even be some office space available on the third floor. Imagine that. You can leave the office, stop at target for a few items (maybe they’ll have doughnuts) and then head home, all without leaving the building. In addition, there will be a 40-space parking garage.

We stopped by a snapped a few shots of Clark Construction crews working feverishly to make a hoped-for opening date before 2016 ends.
