The engine of progress is cranking up in the heart of The Loop, with the first paperwork filed in the process of converting The Pittsfield Building (55 East Washington Street) from an office building into residential digs.
42nd Ward Alderman Brendan Reilly introduced an ordinance last week to change the zoning of the northern portion of the block bounded by Washington Street, Garland Court, Madison Street, and Wabash Avenue from DX-16 (Downtown Mixed Use) to DR-10 (Downtown Residential Use).
The building is already, sort of, partially residential. The 13th through 21st floors are a student dormitory called The Fornelli Tower. Crain’s Chicago Business notes that the downtown residential boom has made some developers start to salivate at the prospect of flipping The Pittsfield into an all-residential building. Late last year it was reported that a plan to turn the Art Deco skyscraper into a hotel ended up in court.
What direction the owners of the building have planned now is unknown. But once the zoning change passes city council we should start finding out more.
