Another Condo Block Headed to the Gold Coast

There are more and more ripples in Chicago’s downtown condominium pool.  Developers are lining up in bathing caps and floaties to dip their toes into the city’s condominium market — testing it to see if it’s warm enough to take a plunge.

Diagram of 1010 North DearbornThe latest toe in the market is 1010 North Dearborn.  Like other recent entries, it’s a condo block of modest height, and just one or two residences per floor — appealing to the upper end of the market.

Last week the Chicago Plan Commission approved the project, designed by Pappageorge Haymes and developed by Lexington Homes (as Lexington Dearborn, LLC).  It will rise 28 stories and 35o-ish feet into the sky, on the western edge of the neighborhood.

The building will be wedged into a fairly tight space between the Ruth Page Building to the south and a 15-story apartment building to the north, replacing a surface parking lot.  To give the Page Building a little breathing room, the lower floors starting right above Page’s roof height will be pulled back from the lot line, then step forward again as the skyscraper gains height.

When the original paperwork was submitted to the city back in September of last year, the planned height of the building was 365 feet.  What was approved by the Plan Commission was 351, so the project may have been scaled back a bit.  The figures in the firehose below are from the September filing.
